  • Property valuation and condition – your property will be independently valued by the mortgage lender to ensure the valuation place on it is correct. In addition, the property will need to be in a mortgable condition e.g. not requiring substantial structural work.
  • Affordability – you will need to be able to prove affordability for the mortgage. Affordability is no longer a straight multiple of income but is based on both your income and outgoings. If employed, you will usually need your last 3 months payslips and bank statements to prove your income or if self-employed the last 2 years certified accounts are usually required.
  • Credit Record – if you have a history of poor credit such as CCJ’s, missed payments etc it will make it more difficult to obtain a mortgage, especially one at a good rate.
